We live in Houston. We work in Houston. We love Houston. We are Houston.

There isn’t much to say about Hurricane Harvey that hasn’t already been said. The devastating impact left us in shock and heartbreak, but now we are ready to help Houston rebuild and repair.

Through solidarity, perseverance and time, Houston will heal. We will pass this challenging chapter stronger than ever before. While so so many are still recovering from this hurricane, know that we are praying for all of you.


For those of you returning to your homes (and/or businesses), here are some important plumbing tips to keep in mind:


1) Water heater:  If your water heater is on ground level, be sure to make sure the pilot gas light is working properly, because the gas valve or igniter may be corroded.

2) Sanitary Sewer drains: If your home or neighborhood was flooded with at least 2 feet of water, check to ensure that your home’s sanitary sewer system is working properly, because storm water may have entered your sanitary sewer system through cracks or separations that were present on the sanitary sewer system pipes before the storm. The surge of storm water could have infiltrated the pipes and cause the sanitary sewer system to backup into your home.

3) Domestic water system: It’s a good idea to have your main water supply line (that runs from the city main beneath the street to your house) checked for leaks that may have occurred. This is especially for homes located on busy streets, because it is not uncommon for motorists to drive up on yards when streets are flooded, which could then break or crack the house’s main water supply line.

It could be the result of a pipeline break in the lateral pipe that runs beneath your yard, from the city main to your house. More often than not, it’s the the sewer lateral (the drain pipe that runs from your home or business’s building to the city’s sewer main) that has cracked and is leaking.

Cured-In-Place-Pipe – Also known as CIPP, this modern technology is much more beneficial than traditional pipe replacement (repipe) methods. CIPP is performed by inserting an epoxy-saturated liner into the existing host pipe, then letting the epoxy cure to create a new, strong, seamless pipe within the old pipe. This new pipe will be extremely durable and will prevent breaches, cracks, blockages and other common problems. CIPP benefits, compared to traditional repipes, include: much faster project turnaround, little-to-no destruction, fewer costs, eco-friendly and a greatly extended lifespan of the pipe.

This week is Fix A Leak Week, making it the most opportune time to provide some very helpful information about various types of plumbing leaks. It’s estimated that 10 percent of American homes have leaks and approximately 1/6 of the U.S.’s clean water supply is leaked through its distribution system. The EPA has calculated that enough water to annually supply 11 million households’ is leaked each year!

Harris County uses the most water in the state of Texas, doubling Dallas, in second place. A 2013 Houston Chronicle article revealed that more than 15 percent of Houston’s water supply was wasted due to leaks. Wasted water, whether it’s from leaking pipes or leaking fixtures (such as faucets or running toilets), is not only an issue of water consumption, but a financial issue, as well. Water leaks can increase your home’s water bill by 10 percent or more. And leaks to underground sewer lines can taint the surrounding soil and water supply, making them an extremely dangerous environmental issue.



Signs your home or office has a water or drain pipe leak:

Begin with leak detection services


Even if there are physical signs of a leak, it is important to check the entire piping system for more leaks. Repipes, the traditional fix


Repiping is a process that involves tearing out the aging pipes and replacing them with brand new pipes. This method is ideal when the pipes are exposed, if only part of the pipe system needs to be repaired or if other repair options are not attainable. Disadvantages of a repipe project include that the project is lengthy, messy, disruptive and creates additional expenses.


Reroutes can be less expensive and invasive than repipes







Reroutes are chosen when a repipe is not feasible or desired. Since repipes are usually destructive (and often quite expensive), reroutes are a less destructive option, because a reroute project means that the failing pipe system is left in-place and then new pipes are installed, often through the attic, outside or in less invasive places.


Pipe lining technologies are the least destructive and invasive solutions


All metal pipes eventually corrode or erode and ultimately fail. A metal pipe system can begin to show signs of failures, such as leaks or discolored water, in as little as two years after being installed.  The best way to prevent failures and greatly extend the useful life of the pipe system is to invest in a pipe lining technology. Pipe lining is performed on the existing pipes in-place, which requires little to no destruction to the property, little to no disruption and very fast project turnaround time. Pipe lining also protects clean water from leached metal toxins, discolored water, low water pressure, clogged drains, root intrusion and other common problems.

Discolored water is a common plumbing problem that often scares people. But let me give you a reason to breathe a sigh of relief: Just because your tap water isn’t clear, doesn’t mean that it’s harmful. However, it does mean that something is wrong with the domestic water system.

(And remember, lead in your water supply IS harmful!)

It’s important for all adults to take notice of our tap water’s color, smell and taste, as well as other details of our water pipe systems, especially if you own your home.

So if not all discolored water is dangerous, what does the discolored water mean? And how can you tell if your water is dangerous for consumption? We break it down for you:




Yellow or Semi-Red Water – If your tap water is clear at first but then changes to yellow or rusty color when it stands, then there is ferrous iron in the water, which means the iron that is leaching into the water has not rusted or oxidized yet. This is not harmful to our health, but note that this type of iron cannot be filtered out of your water.

Rusty Reddish Water– This color water means that ferric iron (oxidized iron, also known as rust) is leaching into your tap water. While this is not toxic, it is not easily filtered out and can stain sinks, bathtubs, etc.

Greenish Blue Water (dangerous) – If you’re seeing this color water, find out if your water pipes are copper or if you water system has brass fittings. If so, this water discoloration is a result of copper leaching and the water is dangerous for consumption. Please contact a plumbing company, like us, immediately. 

Green Water (dangerous)– Seeing green water means algae buildup has occurred in your plumbing system. Please contact a plumbing service company, like us, to correct the issue.

Black Water (could be dangerous)– This could be from manganese, which is harmless, or it could be from mold or mildew. Therefore, it’s best for you to call a plumbing company, like us, to check it out.

Pink Water – Your local water authority may have accidently added too much potassium permanganate to the water supply if the water looks pink. However, it is not harmful to human’s health.

Purple Water (dangerous)- A harmful amount of potassium permanganate was probably added to the water supply to cause it to turn purple. It’s best for you to inform the water authority about it immediately.

White or Cloudy Water– This mean extra air is trapped in or moving through the water. If you put some of the cloudy tap water into a glass. Bubbles should rise and the cloudiness should dissipate.

Clear Water (could be dangerous)– Lead does not have a taste or smell and it cannot always be seen in drinking water. That clear, clean-looking water coming out of your tap water may have dangerous levels of lead in it and the only way to know for sure is to have your tap water tested.


More info about Rusty Water:

Iron can get into the water supply due to iron being in the soil or if the pipe system contains iron. Iron in plumbing systems deteriorates over time due to the chemistry from the water and oxygen. The natural by-product of corroding iron is rust, which breaks off in the pipes and goes to the tap, causing the water to be discolored and usually revealing a rusty color. Keep in mind that the EPA says iron in water is not toxic and does not have a direct impact on health.

Each New Year brings a new budget, new technology upgrades and even new co-workers. However, it’s important (and convenient) to use the new year as a time to set new objectives and goals at work.

Use the new year to shrug off complacency, analyze processes your department "has been doing forever” and trash reactionary routines. Restore a preventative frame-of-mind within your team members by crafting preventive plans for common problems, as opposed to waiting for things to go south.

As a plumbing expert, if I could suggest only one new year’s resolution for property managers, facility managers, maintenance directors and building engineers, it would be to create and indoctrinate a preventative maintenance plan for the building’s plumbing systems.

The goal of this plumbing preventative maintenance plan is to get a comprehensive snapshot of the plumbing infrastructure’s condition. Having this type of strategy in place is critical, because it can help your building avoid a plumbing failure catastrophe, such as mold or water damage from a broken pipe, sewage odors, storm drain flooding, clogged drains or fire sprinkler failure. These problems may naturally occur with time and can result in high-cost repairs, tenant/resident displacement, water or drain shutdowns and/or disruptions to the building’s normal operations.


A plumbing preventative maintenance plan should be composed of:

1) Drain systems – Sanitary sewer drain, storm drain, vents, grease drains and other types of non-pressurized waste lines are often large enough for a camera inspection. These videos will show if there are any blockages, cracks, breaches in the pipe or other problems. Incorporating a video inspection into this plan will help your team get a benchmark on the property’s drain piping’s health and longevity. Drains should be hydro-jetted at least once a year to remove debris, but depending on your building’s use and prevalence of clogs, the number can be increased to once a month.

2) Water systems – For domestic hot and cold potable water lines, HVAC lines, recirculation lines, fire sprinkler lines, gas lines and any other pressurized pipe system, you or your team will have to apply visual inspections to the risers, exposed pipes, flooring, walls, ceiling, etc., looking for wet spots, mold, blister formation on the pipes or pinhole leaks. Other signs of water system problems are diminished water flow, fluctuating air or water temperatures and discolored water.


Other tips:

-Be sure all fixtures and fittings are checked, as well as everything in the mechanical room.

-Older pipe systems, lines and fixtures can be checked more often than newer systems, lines and fixtures.

-Any and all signs of deteriorating plumbing should be analyzed, carefully reported and photographed.




By planning and committing to these simple and inexpensive regular inspections, you can avoid many costly plumbing disasters to your building, such as mold remediation, sanitary sewer leaks and water damage to expensive wall paper or flooring. Additionally, this plumbing preventative maintenance plan will help you define your next budget, by planning maintenance and repairs for vulnerable plumbing infrastructure. Having an organized procedure like this in place will prevent emergency repairs, avert last-minute budget requests and ensure minimal inconvenience.

This plumbing preventative maintenance plan can be done annually or biannually, depending on the age of the facility or based on the number of plumbing failures the property has experienced in the last year.

There is a special charm to older homes. The architecture, the story the house holds within its walls, beautiful original features, such as hardwood floors or a hand-carved staircase.

Old houses may be full of personality, but they’re also full of old plumbing. And it’s something to be mindful about.

If your house was built before the 1970s and still has the original plumbing – it’s just a matter of when your old plumbing will fail. (Also, since old plumbing is often made of galvanized pipes, usually the pipes won’t last this long, so there’s a good chance that at least part of the plumbing has already been replaced or rerouted.) Whether you have lived in your older home for decades or are considering purchasing an old house, it’s extremely important for you to be informed about old house plumbing problems so that you know what to symptoms to look for and how to handle them.



Old House Plumbing Problems:

Clogged galvanized pipes - If you’re experiencing rusty-looking water or low water pressure, these are common signs that your galvanized pipes have a lot of internal corrosion. Galvanized pipes are steel pipes covered with a layer of zinc, but the zinc slowly erodes. When corrosion and rust form inside the pipes, which naturally occurs with time, they block the flow of water to the tap, cause discoloration to the water and, even worse, leach toxic lead into the water.

Solution: We would most likely recommend a whole house ePIPE. ePIPE is a patented process that thoroughly cleans the pipe system and then applies a strong epoxy barrier coating inside the pipes to prevent the water from touching the pipes. This prevents corrosion, rust, lead leaching, leaks and other problems.


Clogged drains – It’s very common for older houses to have problems in the sewer line that runs from the house to the city main beneath the street. Over the years, this underground sewer line could have developed breaches or holes, which attracted nearby tree roots, causing root intrusion and blocking the line. More possibilities include the sewer line moving from the ground shifting or the line being crushed from roots growing on top of it, as well as the drain system getting plugged up from built-up grease, food or items that were not supposed to be discarded down the drain, such as a diaper. (There’s no telling what the previous owners flushed down those drains.)

Solution: Plumbing problems in old houses often include slow drains, but a camera inspection should be able to find the cause. If there is a small blockage that can be removed, it could be a quick and easy fix. But depending on the type of drain pipes, their layout and what lays above them, each individual case will have a unique solution. However, we highly recommend you get your drains hydro jetted around every two years to prevent blockages and slow drains.


Defective repairs made by previous homeowners or handymen – Over the years, your home probably had multiple owners. And maybe one of these homeowners decided to do a DIY fix-it project on the plumbing or maybe a homeowner had a handy cousin who made his own repairs. Some common problems could be pipes not connected properly, sink drains getting stopped up easily or a mistake could be more serious, such as a hot water heater being installed incorrectly.

Solution: Get the entire plumbing system looked at by a professional, like our team at TDT Plumbing. We understand the difference between efficient plumbing and troublesome plumbing, and can assess the system to predict if there will be future problems.


Leaks – Leaks are practically inevitable. All types of pipes can leak after so many years of use. Signs of domestic water, air conditioning or fire sprinkler pipes leaking include wet walls, wet floors, mold and increased water bills. Signs of a sewer pipe leaking are foul odors, wet spots on the floor or landscape and slow drains. As you can imagine, leaks are stressful, disruptive, destructive and expensive to deal with. The ideal situation is to invest in a long-term solution that will prevent the pipes from corroding on the inside and forming leaks.

Solution: Depending on the problem, fixes could range from a very small pipe replacement to a reroute or to a whole house pipe lining project to prevent the other pipes from failing (as an alternative to having all of the pipes ripped out of the house). A competent plumber will be able to analyze the situation and give you options depending on your budget and timeframe.


Old fixtures – Old fixtures in old plumbing can corrode with time and lose functionality, so they need to be replaced. Examples of fixtures include faucets, shower heads, angle stops, shut-off valves, supply lines to fixtures, and drain traps.

Solution: Hire an honest and trusted professional plumber, like TDT Plumbing, to examine your plumbing system’s fixtures and suggest which fixtures need to be replaced.


Lead service line – Houses and buildings constructed before the 1960s often have a lead service line running from the city’s water main beneath the road to your house. These lead service lines are notorious for leaching dangerous levels of lead into your tap water. You should err on the side of caution and have your water tested for lead (and other contaminants).

Solution: Lead service lines are dangerous to your family’s health. Instead of spending a small fortune to have your yard dug up, the service line pulled out and replaced, we highly recommend a whole house ePIPE. This is a patented process that thoroughly cleans the pipe system and then applies a strong epoxy barrier coating inside the pipes to prevent the water from touching the pipes, ultimately protecting your water from toxic levels of lead.


Weird or unsightly reroutes – You may notice signs of previous reroutes in your kitchen, laundry room or outside. Reroutes are often performed in place of a repipe, so that means that the pipe system was experiencing problems.

If your home, building, complex or facility needs water heater repair or new water heater installation, please contact us or other plumbing experts to assist. Do not attempt to repair or install a water heater yourself, because it can result in serious injury or damage to the building.

Hot water is one of those things we take for granted, but immediately miss when it’s gone. We use it every day for washing our hands, bodies, clothes, dishes and other purposes.

Unfortunately, there is never a good time for water heater failure. But there are things you can do to ensure a long lifespan of your water heater, ultimately saving you money and reducing your carbon footprint.


Things to Know:

  • Most water heaters have a lifespan of 10 to 15 years
  • If your water heater is more than 15 years old, it’s time to get a new one
  • New natural gas and electric water heaters are more energy efficient than older water heaters
  • Make sure there is adequate insulation around your water heater (newer natural gas and electric water heaters now have added insulation built into them)
  • If your water is unable to get hot, first check the temperature control on the water heater. If the temperature control is correct but you’re unable to get hot water to the tap, contact us or a plumbing professional.
  • If your water pressure has been low lately, please call us so that we can perform leak detection tests or other analyses
  • In many cases it is not a good idea to pursue a water heater repair or water heater installation if you are not a plumbing professional

Recommended Preventative Maintenance

Prevent hot water problems by scheduling yearly routine maintenance for your water heater. Most water heaters have an operational lifespan of 10 to 15 years, but if you have had your water heater for more than 10 years, it would be wise to hire a trusted plumber to perform a preventative maintenance evaluation that will include flushing and refilling the water heater tank, testing the temperature and pressure valve, checking the burner and looking for evidence of corrosion around fittings.

These are good preventative measures that can help you avoid the frustration of not having hot water for your morning shower. Additionally, scheduling a preventative maintenance check or installing a new water heater in your home or building will reduce the carbon footprint by saving water, natural gas and electricity and can also prevent spontaneous and inconvenient hot water shortages.

Our team at TDT Plumbing is like one big family.

Recently, one of our licensed journeyman plumbers, Travis Wiese, requested a day off for a civil marriage ceremony, due to the time and financial constraints that come with planning a big wedding.

We love to fix problems - and in this case, the solution was simple. Our CEO told Travis that he would be honored to host the future Mr. and Mrs. Wiese to a more formal wedding ceremony and reception. The couple was thrilled and agreed.

Travis and Elizabeth Wiese were united in marriage by clergy in front of family and friends, in an elegant, yet simple setting adorned with rose petals.


But this happy wedding story meant something even more special to the bride, Elizabeth.

The bride’s father, who had been suffering from cancer for the past few years, fulfilled his daughter’s dream of walking her down the aisle. We are sad to say the bride’s father passed away a week later after the wedding. But we like to think that he held onto life long enough for that beautiful experience of watching his daughter get married.

The newlywed couple had a terrific honeymoon and is doing well.  We are very honored and thankful we could provide them with beautiful wedding ceremony that they will cherish and remember forever.

Does your home, building or property experience foul-smelling water, discolored water or low water pressure? If so, these are clear signs of internal corrosion and they could be bad for the health of the people drinking it, as well as the health of the pipe system.

Corroded pipes form when the water chemically reacts to the metal pipes (mostly galvanized pipes). Think of this process as the metal pipes slowly dissolving into the water, weakening the integrity of the pipe system and greatly inhibiting the pipe system’s functionality. Internal Corrosion is extremely common in pipes, but can result in serious consequences that are troublesome and expensive.

When left untreated, internal corrosion buildup in potable water piping will cause pinhole leaks, discolored water, foul-smelling water, distasteful water, poor water temperature transfer, low water pressure, and may cause pipes to burst.  These problems will worsen with time, but can be stopped and prevented with our state-of-the-art In-Place-Pipe repair solutions and prevention technologies.

Since many homeowners do not think about preventive maintenance for their homes’ sanitary sewer systems, we’d like to highlight it in hopes to better inform you.

What I’d like you to take away from this blog post is simple: Doing some type of preventative maintenance for your home’s sanitary sewer system can save you aggravation and money in the long-run.

To put this in prospective, we all actually do many "preventative maintenance” tasks without really thinking about it.  For example, I bet you have the oil changed in your car on a regular mileage or time interval. You probably go to your dentist for your 6 month prophylaxis and to your physician for your yearly physical.

Well, those are all types of preventative maintenance obligations. We partake in them to not only prevent an unexpected catastrophe from blindsiding us, but also to keep things running at optimum levels.

We should have the same mindset for our homes’ sanitary sewer system, too.  There are three simple and relatively inexpensive preventative maintenance procedures that can be done to help prevent, or at least discover, if there is any underlying problems that can develop into a bigger sanitary sewer problem.

A homeowner can have the following done:

  1. A general video inspection of the sanitary sewer system. This will provide the homeowner with a benchmark of the sanitary sewer system’s condition.  Note: Always request a video clip and supporting drawings and documentation. This will serve as helpful evidence to be used for comparisons if your sewer system encounters problems later on down the road.

  2. A hydro-jet cleaning is a great idea.This procedure will clean out the main trunk line and remove build-up that has accumulated over the years. If your home has cast iron pipes, this is an excellent way to insure that waste effluent continues to flow to the main city sewer line unobstructed.

  3. Treating the sanitary sewer system biannually with an environmentally friendly and non-corrosive cleaning agent such as Bio-Clean.  This biannual treatment is simple, inexpensive and can be performed by the homeowner.

A lot of families are worried about if there is lead in their homes’ drinking water. And the truth is that you should be worried about it.

According to The Associated Press and The Denton Record-Chronicle, the Texas Commission on Environmental Quality has announced that hundreds of Texas public water suppliers did not test for lead or copper in their water systems last year

Unfortunately, this type of failure and incompetence at the municipal level means that families are mostly on their own to test their water for lead and copper and protect their families from lead contamination.

(If you don’t know too much about lead in water, including what causes it, as well as the effects of lead contamination, then please read our prior blog post about these subjects.)


Could Your Home Have Lead Contaminated Water?

If your home (or your place of work) was built before the mid 1980s, there is an increased likelihood that the water distribution system contains lead. If the house or building was constructed with galvanized or copper pipes, these pipes may have lead solder or other lead content that can contaminate the water.

There are two things you must do if you are worried about lead in your drinking water:

1) Get your water tested.

Important message from the CDC: "The only way to know whether your tap water contains lead is to have it tested. You cannot see, taste, or smell lead in drinking water. Therefore, you must ask your water provider whether your water has lead in it. For homes served by public water systems, data on lead in tap water may be available on the Internet from your local water authority. If your water provider does not post this information, you should call and find out.” 

2) Use a safe and time-proven interior pipe coating method to prevent your clean water from touching the metal pipes, which will thereby protect against lead leaching.

TDT Plumbing cares about the communities we serve. We want to highlight a recent experience that one of our plumbers had while on the job, and how he took it upon himself to quickly act and be a good Samaritan.


It was just a normal day on the job for Julio Soriano, a plumber with TDT Plumbing for 7 1/2 years. This particular Monday morning, he drove to a job site in the Oak Forest neighborhood, spoke with the customer and began preparation for the work at hand. While setting up outside, he couldn’t help but be startled by commotion down the street.

Julio watched a woman drive erratically, throw objects at a house and then dangerously speed off down the residential street. Next, the unthinkable happened: Julio watched her car flip multiple times at an intersection and collide with another car. The innocent driver happened to be a 91 year-old man, who had never even been in a car accident before.

Without hesitation, Julio rushed to the injured man, pulled him from his car and stayed by his side until an ambulance arrived. He also gave his witness report to a police officer on the scene.

We applaud Julio for his leadership, his act of kindness and his willingness to immediately assist an innocent, injured person. Julio represents the types of employees TDT Plumbing is proud to hire: trustworthy, compassionate professionals. Your community is our community.

The only thing we find more satisfying than a belly full of fresh, juicy crawfish is assisting people with their plumbing challenges and helping them save money!


Last month, TDT Plumbing sponsored a booth rental at the Oak Forest Crawfish Festival, which benefited the Oak Forest Park revitalization project. We are proud to be one of the local businesses at this event to raise funds to rebuild the neighborhood park.

We had a ton of fun meeting with residents! For most homeowners, their plumbing systems are generally out of sight, out of mind. As long as the plumbing is working properly, it is the last thing on your mind.  However, when it does not work properly, you know right away. 

Then, like the majority of homeowners, the panic sets in. The frantic search for the perfect plumbing company to call begins.

You search for businesses, read countless reviews and even ask nearby friends. You worry about trust - not only trusting a plumbing company to perform quality work, but for a fair price. This scenario plays out many times per day in the minds of homeowners throughout Houston and surrounding communities.

Have your residents complained about slow drains, sewer odors or other types of drainage issues?

Don’t be embarrassed to hear about these types of problems. It is only embarrassing if you choose to ignore them.

If your multifamily property experiences chronic drain, sewer or vent system overflows, slow draining, blockages, backups or sewer odors, your property is not alone.These are common problems that occur to drain systems with age and use. 

The great news is that there is a cost-effective, non-destructive, long-term solution that can restore the pipe system in-place without wall or floor demolition inside the building, tunneling underneath the building or relocation of the residents. But first, let’s learn about the different types of drain system issues and how they occur.


Breaches in Pipe or Sewer Odors: If residents complain about sewer odors or constantly moist areas on the floor or in a yard, a drain line could have a breach, releasing dirty water, sewer odors and/or sewer contents. This is not only unappealing to residents, but it is harmful for the environment and could affect a nearby clean water source. We have all heard about Flint, MI, and the dire problems the residents have been facing. It has left the rest of the country sympathetic and concerned about their local water’s quality. The reality is that this fear, anger and criticism is well justified.

According to the U.S. Environmental Protection Agency (EPA),nearly 40 million Americans consume lead-contaminated water every day


What is lead-contaminated water and why is it bad?

Lead, at any dosage, is toxic to the body when ingested, inhaled or absorbed through the skin. It accumulates in the body and can cause lead poisoning. Lead has been known to cause learning disabilities, hypertension, headaches and behavioral problems when consumed by children. Lead consumed by adults can cause high blood pressure and disorientation, as well as damaging the nervous system, stomach, brain, kidneys and red blood cells. Some effects of lead poisoning are permanent.

Lead can make its way into a clean water system due to mining, smelting and similar operations. But homes built before the mid 1980s often were constructed with pipes, fixtures or solder that contain lead. Lead pipes, brass/bronze fixtures, copper pipes and galvanized pipes have been known to cause lead-leaching, due to lead in the metal or lead solder or fixtures commonly used with those types of pipes.

When clean drinking water passes through pipes, fixtures or solder that contain lead, the water can corrode the pipes, fixtures or solder, thereby releasing the lead that is then picked up (leached) by the water. Then this water goes to the tap and you consume it.

Some water is more corrosive than others, due to water acidity, high temperature, low dissolved solids and high amounts of dissolved oxygen or carbon dioxide. Corrosive water corrodes pipes, fixtures and solder faster than average, so lead leaching is definitely a concern where there is corrosive or aggressive water.


Why isn’t the government doing anything about it?

The Safe Drinking Water Act (SDWA) is the United States’ law that says that every public water system in the country should ensure safe drinking water for the people. It was signed into law at the very end of 1974. In 1986, an amendment was added that requires regulation and filtration for contaminants and gives the public the right to know what exactly is in their water and how it is treated.

The most recent amendment, in 2011, is the Reduction of Lead in Drinking Water Act that tightened the definition of "lead-free” plumbing fixtures and fittings that are legally allowed in water distribution systems. This amendment went into effect in 2014.

Local governments are having infrastructure crises. The bridges, roads and pipes that were installed a century ago are falling apart, and Americans have noticed. What can I do to prevent lead-leaching in my home or building?

If you own a house or work in a commercial building that was built before the mid 80s, there is a good chance that the water distribution system contains lead. If the home or building has galvanized or copper pipes, these pipes may have lead solder or other lead content that will contaminate the water. Lead is also commonly leached into drinking water through lead service pipes, because many U.S. cities still have lead service pipes that transport water.

The saying goes: "Beauty is only skin deep."

This expression is used to explain that attractiveness does not equate to overall quality. While this idiom is mostly used in regards to people, it also should be kept in mind when analyzing buildings.

The message: You must always look beneath the surface, beyond the exterior, for a decent judgment of quality.

Even buildings with gorgeous architecture and manicured landscaping have plumbing problems riddled within the walls and below the foundation. It is not always a reflection on maintenance or caretaking of the property - many pipe system problems are inevitable, a direct result of specific water treatment chemicals or are a common sign of age.

If your multifamily property experiences chronic leaks, low water flow or discolored water, your property is not alone. These are very common problems that occur with age and use.

Fortunately, there is a cost-effective, non-invasive, long-term solution that can restore the pipe system without demolition of the property or relocation of the residents. But first, let’s discuss the different types of water system problems and why they occur.

Copper pipes commonly experience leaks. This is because the chemicals in treated, clean water can interact with the copper, causing corrosion and leading to pinhole leaks or slab leaks. Annoying, destructive and unpredictable, leaks can damage a home or cause mold growth within the building’s structure. Copper pipes also cause copper leaching (too much copper in one’s body can cause health problems.)

Galvanized steel pipes commonly experience discolored water, low flow and leaks. Over time, the water eats away at galvanized steel’s protective zinc coating and then interacts with the metal pipes, causing rust. This rust and residue build up to cause low flow and also cause discoloration or rusty-looking water. These types of pipes’ joints are known to easily corrode and leak. Galvanized steel pipes also cause lead leaching, which is extremely harmful to the health of all people, especially children and pregnant women.

Lead solder and fittings commonly cause dangerous lead leaching. Lead solder and fittings, often found in copper pipes, can still be found in buildings and homes constructed before the 1980s. Millions of American homes still have lead solder and fittings, which cause families to ingest lead at dangerous rates, causing mental and physical damage to the body.


As these types of chronic problems persist, whether they are leaks, discolored water, lead leaching or another issue, they become more frequent due to the increasingly deteriorating state of the pipes. Plagues of pinhole leaks are extremely common. Eventually, the HOA board or residential property management company searches to find an effective long-term solution, rather than hiring a plumber to repair each leak (consequently having to repair the walls, ceilings and floors inside the homes, as well), which is very inconvenient, time-consuming and costly.
